APPOINTMENT TO ACT AS AN ESTATE AGENT TO RENT

FOREWARD REALTY SDN BHD on an *an exclusive/ a non-exclusive basis for a period of

the date of this appointment, to secure a Tenant(s) for the abovementioned property at the asking rent of RM /month or such other rent to be subsequently agreed by me/us as the Landlord subject to the following terms and conditions :

In consideration of your real estate services to rent out the abovementioned property on my/our behalf, I/We, hereby agree to pay FOREWARD REALTY SDN BHD a professional fee of month(s) rent and a Sales and Services Tax (SST) on the professional fee upon the signing of the Tenancy Agreement with any Tenant(s) introduced by FOREWARD REALTY SDN BHD at any time within the appointment period or any extended period.

FOREWARD REALTY SDN BHD is authorized to accept on my/our behalf an earnest deposit of up to 1.5 month’s rent agreed by me/us and to deduct from the earnest deposit, the professional fee and the SST due and payable upon the signing of the Tenancy Agreement or handover of vacant possession whichever is earlier.

In the event the transaction is aborted by the Tenant(s) or Landlord before the Tenancy Agreement is signed and a forfeitable earnest money is paid and accepted, I/We agree to pay FOREWARD REALTY SDN BHD a professional fee equivalent to 50% of the forfeitable earnest deposit or 50% of the agreed fee and the SST on the professional fee, whichever is lesser.

I/We fully indemnify FOREWARD REALTY SDN BHD against all claims by the Tenant(s) if, I/We for whatsoever reasons, do not proceed to execute the Tenancy Agreement after the forfeitable earnest deposit has been accepted by me/us.

I/We hereby permit FOREWARD REALTY SDN BHD to display signboards or banners at the said property, advertise in the media/internet and send out flyers to promote the rental of the said property.

This appointment is given to FOREWARD REALTY SDN BHD in my/our Company’s capacity as the:-
a)	registered proprietor(s)
b)	duly authorized representative pursuant to a Power of Attorney
b)	trustee for the legal owner(s) who is/are
